IMPACT OF METRO RAIL IN BANGALORE REAL ESTATE

 

Real estate in Bangalore is improving with every passing day and one of the most important factors behind the growth of real estate in the city is the coming up of metro rail.

Bangalore Metro has been designed to be built in phases. Presently only Phase 1 has been completed which has two lines Purple Line and Green Line. Two more phases are under development.

Phase-I

Phase I of Bangalore Metro

Phase I covers the length of 42.30 kilometers (33.48 kilometers -elevated and 8.82 kilometers –underground).

The well thought and observed rationale behind this Bangalore Metro comprises of reduced journey times, accident reduction, reduced fuel usage and lower pollution.

Phase II

In the upcoming Phase II of Bangalore Metro it will cover the distance of approximately 73 km of which 58 km will be elevated, 0.48 kilometers will be at grade and 13.79 kilometers will be underground.

Phase II of the Bangalore Metro will include 3 more lines, viz. red line, blue line, and yellow line. 61 more stations will be added to the network of Bangalore Metro, of which 12 will be underground and the remainder will be elevated.

Phase 2A

Blue line of Bangalore Metro is going to be 17 km long and connects Silk Board to K.R.Puram.

Phase III

Phase III of Namma Metro is proposed to be 127 kilometers long. The eastern side of the Outer Ring Road extends from Silk Board to Hebbal. Therefore being a Bangalorean you will get to enjoy connectivity between Hosakerehalli to ORR at Marathahalli through Old Airport Road. This will serve Domlur, HAL and Konena Agrahara as well.

The lines are:

Purple line

The purple line of Phase I of the Bangalore Metro is 6.7 kilometers long. Under the proposed Phase II, the purple line will extend from Whitefield to Kengeri and this will appreciate the demand of real estate in these locations of east Bangalore.

Green Line

The green line of Bangalore Metro is 13.30 km stretch connecting Sampige Road to Nagasandra. This line makes accessibility to the railway station quite easier and faster. Under Phase II, the terminals of the line will be Bangalore International Exhibition Centre and Anjanapura.

Red line

The proposed red line under Phase II will be a 21.25 km stretch extending from Gottigere till Nagawara. It will have 18 stations and will be underground for 13.79 kilometers, at grade for 0.48 kilometers and elevated for 6.98 kilometers. This will result into mushrooming of real estate in the whole stretch of Bannerghatta road.

Yellow line

The yellow line of Bangalore Metro will 18.80 kilometers long. It will run from RV Road till Bommasandra and is proposed to have 16 stations. The entire stretch will be fully elevated.

Blue Line (ORR Metro)

The Outer Ring Road (ORR) Metro is proposed to have 13 stations. The line will connect Silk Board to K.R. Puram and will be a convenient way to travel from South Bangalore to other parts of the city.

Hence the future of real estate in the city is hoping to skyrocket in the years to come as a result of which the city will witness the expansion of clusters of luxurious homes in all parts of Bangalore.
